This project involves the energy-efficient renovation and modernization of a cooperative housing building constructed in 1962. The building has six above-ground floors and a total of 30 apartments in Germering.

 

The building envelope was structurally renovated to meet the EH70 standard, including a new mineral-based external thermal insulation composite system (ETICS), window replacement, and roof renovation combined with riser pipework upgrades, asbestos removal, new bathrooms, and a new heating system. Photovoltaic systems were installed on the south-facing facade and roof, acting as "externally located balcony power plants," directly reducing the tenants' electricity consumption. Accessibility was improved by creating a new, barrier-free entrance to the basement, which connects to the also-renovated elevator system. The entrance area, including the main entrance and access stairs, was also redesigned and rebuilt.

 

The roof drainage system was rerouted from internal shafts to the exterior and infiltrated into the ground via new infiltration trenches in the outdoor areas. The existing cold roof structure was completely dismantled and replaced with a 0° pitched roof, designed as a green roof for water retention. 

 

A new balcony system was added in front of the existing loggias, more than doubling the outdoor space of each apartment.

 

To prevent the tenants from having to completely vacate their apartments and losing their living situation, a renovation project while the apartments were occupied was chosen in consultation with them. To ensure the smoothest possible renovation for both the client and the residents, carried out apartment by apartment within a very short timeframe and according to a tight construction schedule, our office was successfully supported by Architekturbüro Köhler during phase 8 of the project.
